First step towards seasonal rental of your property: declare your residence as furnished tourist accommodation or bed and breakfast. How to do it ? Follow the leader !

Step 1: Obtain my registration number

The registration number is a unique number assigned to your accommodation. Proof of correct declaration of your property, it allows you to rent. This 13-digit number must appear on all rental advertisements available on the various platforms (Airbnb, Le Bon Coin, Abritel, etc.). The latter replaces the CERFA used a few years ago.

To obtain this number, simply go to the site www.declaloc.fr. On the latter, you will first need to indicate the municipality of your property, then click on “First connection”. Then, you will have to fill out a form in 3 steps: create my account, create my hosting, take my steps. Once these documents are completed, we will move on to the second step, change of use.

step 2: make my change of use

The change of use only concerns owners renting out their second home. Legal obligation since January 1, 2023, the change of use allows the municipality to count the number of beds available for vacationers throughout the city. This number depends on multiple classifications, labels and also obligations in the event of a deficit.

To make your change of use, simply click on “Request change of use” at the end of the declaration form completed on the declaloc.fr website (see video just above). You will then be asked for new information about your property (cadastral reference, surface area, number of rooms, etc.).

Step 3: I start renting!

Why declare my rental property?

Because it is a legal obligation, quite simply. Any total or partial marketing of your residence, whether primary or secondary, is required to be declared.

Additionally, vacation rentals and tourist tax that they bring, constitute one of the city's priority financial resources. Deciding to commit fraud, in addition to the crime, represents a considerable loss of income for the services responsible for promoting Bandol. Who says less promotion, says fewer vacationers, says fewer rentals, says less turnover for owners.

Primary or secondary residence, how do you know?

A residence is considered principal if all its cumulative rental periods do not exceed 120 days. Beyond that, it is a second home.

Furnished tourist accommodation or guest room, how do you know?

Furnished tourist accommodations are furnished villas, apartments, or studios,exclusive use of the tenant, offered for rental to a passing clientele who make a stay there characterized by a rental by the day, week or month, and who do not take up residence there (article D.324-1 of the tourism code).

THEarticle L 324-3 of the tourism code defines guest rooms as furnished rooms homestay with a view to welcoming tourists, for a fee, for one or more nights, accompanied by services.

Do the registration number and change of use have a time limit?

Yes. Both are awarded for a maximum period of 5 years. This means that the procedure described on this page will have to be carried out again after 5 years. Please note that both can be interrupted at any time by the owner.

What are the risks if I do not declare my accommodation?

In addition to being completely illegal and risking an inspection and therefore financial sanctions, here is what non-declaration will entail:

No registration number = no rental on online platforms. Since 2023, rental sites such as Airbnb, Booking, Le Bon Coin and Abritel have requested the registration number to broadcast your ad. And experience shows us that these platforms remain the number one tool for vacationers.

Enter a false registration number = manual suspension of your advertisements by our control services, directly on the rental platforms.

No change of use (only for second homes) = possible financial penalty.
